SEA CON LLC : is the current operating entity of a construction organization that was formed in December 1975, and has operated continuously from that date as Seattle Construction Company, SEA CON LLC, or Seattle construction services. The initial mission of the group was, and continues to be, to offer management, engineering and construction services to both private commercial/industrial building and public works construction segments of the industry.
This prospectus and its incorporated materials will provide an insight to SEA CON's origins, goals and professional qualifications of its principals, staff and advisors. The Seattle construction management and staff represent many years of qualified experience in the building construction and heavy construction industry with an impressive list of successfully completed projects. These jobs range from concrete, frame and pre-engineered steel buildings to highways, bridges, and major infrastructure construction for residential, commercial and industrial development projects and the fabrication and installation of miscellaneous steel components.
Originally the company was only involved in heavy construction work when it evolved in 1975 from Lockheed Construction Company and its predecessor, Puget Sound Bridge and Drydock Company, with operations dating back to 1889.
In 1977 the name was changed to SEA CON Corporation, and in 1979 the Seattle Construction Company Commercial/Industrial Building Division was organized. The heavy/highway group was sold to a major Canadian construction company in May, 1988 and continues to operate in the Western United States. The Seattle Construction Commercial/Industrial Building Group was not included in that merger and continued operations as Seattle Construction Services Inc.
SEA CON currently offers its clients a multi-faceted operation including capabilities as general contractor; construction manager; turn-key project development contractor employing the design-build concept with numerous financing and funding options; consultant to contractors and others on specific construction industry issues (e.g. contract claims, human resource areas, computerization, etc.) and supplier of structural, pre-engineered or miscellaneous steel components. They are also licensed representatives of the Metallic Building Company, which is one of the largest pre-engineered steel building manufacturers in the country. SEA CON has historically operated in the private sector commercial/industrial building construction arena, however, they maintain close ties previously established with the heavy construction public works sector of the industry. Banking, bonding and vendor/subcontractor relationships are in place to bid and construct select public works projects.
SEA CON is currently licensed in Washington as a general contractor and carries a Class A general contractor's license in several other western states. The principals and other staff members are active participants in the Construction Management Association of America (CMAA); Associated General Contractors of America (AGC); and Associated Builders and Contracts (ABC) and several other industry associations, including Board membership, committed work, craft training, etc. The company's construction related operations are historically concentrated in Washington State and Alaska, however, they expanded their operations to accommodate special projects and/or special client requests at locations throughout the country. This includes a branch office in Phoenix, Arizona. The principals have been associated with construction projects in various management, engineering and supervisory capacities in all eleven western states plus other work in the central and eastern United States. Their broad exposure to the industry and many personal contacts developed through past associations enable the owner of SEA CON to staff their projects with capable and experienced construction managers, engineers, and supervisors. This diverse experience also allows SEA CON to select the best qualified specialty subcontractors, manufacturers and suppliers to assist them in delivering high-quality construction work to meet all of the Project Owner's requirements.
